NCBA Launches Property Duka to Streamline Kenyan Homeownership
The new digital marketplace integrates financing, construction, and legal services to reduce fragmentation in Kenya's real estate sector.
NCBA has launched Property Duka, a digital marketplace designed to consolidate the fragmented process of buying and building homes in Kenya. The platform integrates property listings, financing, construction services, and legal expertise into a single ecosystem to simplify the path to homeownership.
The marketplace connects users with a comprehensive network of architects, contractors, lawyers, valuers, and home furnishing providers. A central feature is "Easy Build," an end-to-end construction solution that manages projects from initial design through final handover. This service specifically targets busy professionals and the Kenyan diaspora, who often struggle to manage construction projects from abroad. NCBA expects the platform to attract two million visitors by the end of 2026.
A Shift Toward Embedded Finance
This launch marks a strategic transition for NCBA, moving from a traditional banking model toward an ecosystem-driven financial institution. Property Duka expands the existing "Duka" suite, which already includes Car Duka and House of Duka. The bank is leveraging the success of previous ventures to scale this offering; NCBA reports that Car Duka grew from approximately 132,000 users at the start of 2025 to nearly seven million users within 18 months, facilitating over Sh4 billion in transactions in 2025.
The Role of Artificial Intelligence
AI is central to both the functionality and the creation of the platform. NCBA reports that approximately 70% of the Duka Marketplaces code base was developed using AI to accelerate innovation. Beyond the backend, the platform utilizes AI to provide users with market insights, helping them make more informed decisions about property investments.
"Property Duka is much more than technology, it is about removing barriers, building trust, connecting people to opportunities and making one of life’s biggest decisions simpler, faster and more accessible," said Dennis Njau, NCBA Group Director for Retail Banking.
Industry Implications
By embedding financial services directly into a digital marketplace, NCBA is adopting an "embedded finance" strategy. This approach allows the bank to provide the infrastructure for the entire customer journey rather than acting solely as a lender. This shift aims to lower the barriers to homeownership by reducing the need for buyers to coordinate separately between disparate agents, banks, and contractors.
James Gossip, NCBA Kenya Managing Director, noted that the platform is the beginning of a larger journey, stating, "We have to build platforms around what our customers want, not what we think they want."

As NCBA scales the platform, the industry will be watching to see if this integrated model can significantly increase mortgage penetration in the region. While the platform is now live, the bank continues to iterate on its ecosystem to further align its digital tools with customer demand.
