Coinbase and Better Launch Bitcoin-Backed Mortgages for U.S. Homebuyers
New partnership allows borrowers to pledge BTC and USDC as down payment collateral for Fannie Mae-backed loans.
Better Mortgage and Coinbase have launched a token-backed conforming mortgage product for U.S. homebuyers, creating a direct link between digital asset wealth and traditional real estate. The offering expanded to Coinbase One members on August 12, 2026.
Under the new program, eligible borrowers can pledge Bitcoin (BTC) or USDC as collateral for their down payment. This structure allows homeowners to secure financing without selling their cryptocurrency holdings, a move that avoids triggering immediate capital gains taxes. To ensure stability and regulatory compliance, the loans are structured as standard conforming mortgages that adhere to Fannie Mae guidelines, providing borrowers with traditional mortgage protections.
Bridging On-Chain Wealth and Housing
The partnership targets a growing demographic of investors whose net worth is heavily concentrated in digital assets. By leveraging on-chain wealth, the product addresses a systemic gap in the housing market where borrowers may possess significant assets but lack the liquid cash required for a traditional down payment.
Ziggy Jonsson, CTO at Better Mortgage, stated that by allowing Coinbase One members to pledge crypto as collateral without selling, the companies are "opening a new path toward homeownership for a generation of borrowers whose wealth increasingly lives onchain."
Market Demand and Incentives
Early indicators suggest strong appetite for the product. According to reports from The Block, a waitlist that opened in June 2026 represented more than $260 million in projected loan volume before the product became generally available.
To further incentivize adoption, Coinbase One members who are approved for eligible Better home-financing products receive a lender credit. This credit is equal to 1% of the mortgage value, with a maximum cap of $10,000.
Industry Implications
This integration represents a significant bridge between decentralized finance (DeFi) and traditional real estate finance. By incorporating crypto collateral into loans backed by Fannie Mae, the product effectively legitimizes digital assets as a viable source of home equity. For the broader market, it provides a tax-efficient mechanism for crypto holders to transition their digital gains into physical property without exiting their positions in the volatile crypto market.
What to Watch
As the product rolls out, the industry will be watching how the volatility of Bitcoin affects collateral requirements and whether other major lenders follow suit. While the conforming nature of the loans provides a safety net via Fannie Mae, the long-term impact on mortgage risk profiles remains a key point of interest for regulators and financial analysts.
