Bitcoin mining giant Riot Platforms has signed a 20-year colocation lease agreement with AI lab Anthropic valued at approximately $9.1 billion. The deal marks a fundamental strategic shift for Riot, moving its primary value driver from cryptocurrency mining to the provision of high-capacity AI data center infrastructure.

Under the terms of the agreement, Anthropic will utilize 191 megawatts (MW) of IT capacity at Riot's Rockdale campus in Texas. This partnership is expected to generate approximately $457 million in annual recurring revenue for Riot. To support the initial stages of the project, Riot has secured a $573 million interim facility from Morgan Stanley to fund early equipment procurement.

The Shift to AI Colocation

This pivot comes as Bitcoin mining firms increasingly seek to diversify revenue streams to hedge against the inherent volatility of cryptocurrency markets. Mining operations require immense amounts of electricity and specialized land holdings—assets that are now highly coveted by frontier AI labs. By leveraging this existing power infrastructure, miners are transitioning into "AI colocation" providers, offering the massive electrical capacity necessary to train and deploy large language models (LLMs).

Industry Implications

The scale of this agreement underscores the intensifying "compute war," where the primary bottleneck for AI development has shifted from chip availability to secured power capacity. By partnering with a non-traditional data center provider, Anthropic is securing long-term energy stability in a market where power grids are increasingly strained. For the broader industry, this validates the high market value of secured energy and suggests that Bitcoin miners may evolve into essential infrastructure pillars for the AI boom.

Market Valuation and Outlook

Analysts at Bernstein suggest that this transition has already fundamentally altered Riot's financial profile. According to Bernstein, AI colocation now contributes 84% ($12.3 billion) of Riot's target enterprise value, while Bitcoin mining accounts for only 11%.

Investors will now be watching Riot's ability to execute the build-out of the Rockdale campus and the speed at which Anthropic can scale its operations within the facility. The deal serves as a blueprint for other energy-rich mining firms looking to pivot their business models toward the AI sector.
