The Bank of Korea (BOK) has issued a stark warning that the current artificial intelligence boom is creating dangerous financial imbalances and asset bubbles within the South Korean economy. In its September 2026 Monetary and Credit Policy Report, the central bank cautioned that the nation's reliance on a handful of U.S. tech giants for AI investment could lead to a rapid economic cooling if the cycle peaks.
The scale of the current surge is unprecedented. Nominal GDP growth hit 21.9% in the first half of 2026, with semiconductor export prices accounting for approximately 70% of that increase. To combat the resulting demand-driven inflation, the BOK raised its base rate from 2.5% to 3.0% across July and August 2026.
Localized Housing Bubbles
This industrial windfall has translated directly into a domestic real estate surge. Housing prices in key semiconductor hubs—specifically Yongin, Suwon Yeongtong, and Hwaseong Dongtan—are now outpacing the general average for Gyeonggi Province. The BOK attributes this trend to a spike in corporate profits and employee bonuses within these "semiconductor belts," creating a localized bubble fueled by the AI hardware rush.
The Dot-Com Parallel
Beyond domestic inflation, the BOK is concerned with the structural stability of global AI spending. Approximately 75% of global AI investments are estimated to flow through a small group of U.S. big tech firms, including Microsoft, Amazon, Google, Meta, and Oracle.
The central bank specifically highlighted the risk of "vendor financing," a practice where hardware providers provide funds to cash-strapped firms to purchase their products. The BOK likens this practice to the mechanisms that fueled the dot-com bubble of the 1990s, warning that such arrangements can hide debt and create systemic financial instability if the underlying demand evaporates.
