The agreement centers on the 1-gigawatt (GW) Beacon Point campus developed by Hut 8. According to the Financial Times, which cited five sources on July 28, 2026, NVIDIA is the undisclosed anchor tenant for the site, though Hut 8 has officially referred to the party only as an "existing investment-grade customer." The lease carries a base-term contract value of $19.6 billion over 15 years, with the total potential value reaching $50.2 billion if three five-year renewal options are exercised.

The Infrastructure Pivot

This expansion comes as the industry faces an unprecedented surge in AI infrastructure spending. Hyperscalers such as Google and Microsoft are currently pursuing extreme energy solutions, including small modular reactors (SMRs) and the reopening of Three Mile Island, to sustain the power requirements of gigawatt-scale facilities. Texas has emerged as a primary hub for these developments due to its land availability and deregulated energy market, making it an ideal location for the Beacon Point complex.
