CleanSpark Secures $6.6 Billion Lease in Pivot to AI Infrastructure

CleanSpark is evolving from a pure-play Bitcoin miner into a high-performance computing landlord. The company has signed a 20-year data center lease for its Sandersville, Georgia campus, marking a significant strategic shift toward AI and hyperscale computing infrastructure.

The agreement provides 175 megawatts of critical IT load to an unnamed, high-investment-grade global technology company. The contract is valued at $6.6 billion in revenue, with the potential to reach $11.6 billion if two five-year extension options are exercised. CleanSpark projects an average annual net operating income of approximately $330 million from the deal, with deliveries expected to begin in the fourth quarter of 2027.

The Power Play

This pivot leverages a unique advantage held by established Bitcoin miners: secured power. For years, mining firms have invested heavily in massive power contracts and specialized cooling infrastructure. As the artificial intelligence boom triggers an extreme shortage of data center capacity, these power-rich assets have become critical for hyperscalers who require immediate access to gigawatts of power for AI training and inference.

CleanSpark is already looking to scale this model beyond Georgia. The company has entered into an exclusivity arrangement and letter of intent for its Texas portfolio, which covers up to 885 MW of power capacity for similar compute infrastructure.

Hedging Volatility

This transition represents a fundamental evolution of the Bitcoin mining business model. By diversifying into high-performance computing (HPC), CleanSpark creates a predictable, long-term cash flow hedge against the inherent volatility of Bitcoin prices and the impact of halving events. It demonstrates that mining infrastructure is a versatile asset class capable of servicing the broader AI economy while maintaining core operations.

Despite the shift toward AI infrastructure, CleanSpark continues to expand its primary business. The company has reached a record operational hashrate of 50 EH/s and currently holds 13,924 BTC in its treasury.

What to Watch

Industry observers will now monitor whether other major miners follow suit to monetize their power footprints. While the Georgia deal provides a massive revenue floor, the speed of the Texas portfolio's conversion to HPC will indicate how aggressively CleanSpark intends to pivot. Investors will also be watching for the official identity of the global technology partner and the actual delivery timelines starting in late 2027.
