Historically, data center developers prioritized "fiber-rich" locations to minimize the time and cost associated with internet connectivity. Consequently, developers can no longer rely on the luck of existing infrastructure; they must instead build the network capacity they need from the ground up as part of the initial campus development.

When fiber moves to the "critical path" of construction, the physical ability to lay new, high-capacity cable becomes a primary bottleneck. The viability of a new data center campus is no longer just about power availability or land cost, but about the ability to deploy the massive amounts of dark fiber required to keep AI clusters connected.

Future Outlook

As hyperscalers continue to expand their AI footprints, the industry will likely see more developers adopting vertically integrated strategies that combine data center shells with proprietary fiber networks. The primary challenge remaining is the physical deployment of this infrastructure, as the speed of cable installation must now keep pace with the rapid build-out of the data centers themselves.
